My client is seeking a seasoned Development & Design-Build Manager to lead commercial ground-up construction projects from site identification through design, entitlement, permitting, and construction readiness. This individual will be responsible for seamlessly integrating real estate development activities with the design-build process, ensuring projects are delivered on time, within budget, and aligned with strategic and client objectives.The ideal candidate will bring a unique blend of land development expertise and design-build leadership, capable of managing all phases of project delivery—from due diligence and entitlements to design management and client coordination. This role serves as the central point of contact across internal teams, consultants, public agencies, and clients, ensuring a cohesive and successful project outcome.

Key Responsibilities:Land Development & Due Diligence

  • Conduct and oversee due diligence including zoning, environmental, utility, and geotechnical analysis.
  • Manage the entitlement process: rezoning, site plan approvals, variances, and coordination of public hearings.
  • Collaborate with surveyors, civil engineers, attorneys, and municipalities to secure required approvals and permits.
  • Prepare and manage development pro formas, budgets, and milestone schedules.

Design-Build Leadership

  • Lead the integration of design and construction planning during preconstruction.
  • Direct design teams through schematic design, design development, and construction document phases.
  • Ensure designs meet project requirements, budgets, regulatory approvals, and construction feasibility.
  • Coordinate and support value engineering, constructability reviews, and procurement strategies.

Client & Stakeholder Management

  • Serve as the primary point of contact for clients and partners, providing transparency and building trust.
  • Collaborate with internal acquisition, finance, construction, and sales teams to align project goals.
  • Manage third-party consultants, architects, and contractors throughout the lifecycle of the project.

Requirements

  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, Urban Planning, or related field.
  • 10+ years of progressive experience in commercial real estate development and/or design-build construction.
  • Proven ability to manage full-cycle development projects from site selection through construction readiness.
  • Strong understanding of entitlement processes, zoning laws, site engineering, and permitting.
  • Demonstrated success leading multidisciplinary teams and managing client expectations.
  • Proficiency in project management tools (e.g., Procore, MS Project) and CAD/Civil design review software.

Preferred Experience:

  • Prior experience with self-storage, retail, industrial, or mixed-use development.
  • Professional Engineering (PE) license or advanced degree a plus.
  • Existing relationships with municipalities, permitting agencies, and utility providers.
  • Familiarity with land acquisition, leasing, or project financing structures.
