
Senior Preconstruction Manager - Falls Church

We’re partnered with a leading Commercial General Contractor with offices in both Falls Church and Richmond, VA. Renowned for delivering high-quality, schedule-driven work across a variety of sectors, this builder is seeking a Senior Preconstruction Manager to join their team and lead preconstruction efforts on a diverse range of commercial projects.This is a strategic leadership role, suited to a preconstruction professional with strong estimating experience, client-facing skills, and a track record of managing teams and projects from concept through GMP. Key Responsibilities
- Lead the complete preconstruction process across multiple active and upcoming commercial projects
- Prepare and manage detailed conceptual, schematic, and final construction budgets
- Perform takeoffs and lead quantity surveying across all relevant scopes
- Coordinate with internal teams, including project managers and field operations, to align bid strategies with construction phasing and logistics
- Collaborate with owners and architects during design development to ensure budgets are aligned and value engineering options are considered
- Oversee estimating teams, providing leadership on bid day strategy, scope coverage, and proposal compilation
- Identify critical project components and ensure all trades are appropriately covered with qualified subcontractors
- Lead the subcontractor buyout process post-award, ensuring clear and complete scopes of work with no trade gaps
- Keep a pulse on market conditions, labor availability, and material pricing to ensure competitive and realistic budgeting
- Report directly to department leadership, supporting strategic goals and business development initiatives

Requirements
- 8–15+ years of experience in estimating and preconstruction with a commercial general contractor
- Proven track record managing both negotiated and hard bid opportunities
- Experience mentoring and coordinating teams of estimators and junior precon professionals
- Ability to develop budgets from limited design documents (schematic or conceptual stages)
- Familiarity with subcontractor markets in Virginia and surrounding regions
- Proficient in estimating and takeoff software (e.g., Bluebeam, OST, Excel, BuildingConnected, etc.)
- Exceptional organizational, communication, and time management skills
- Bachelor's degree in Construction Management, Architecture, Engineering, or equivalent industry experience preferred
- Based locally or open to working in-office in either Falls Church or Richmond, VA
