Position Overview
The Director of Preconstruction is a senior leadership role responsible for overseeing all preconstruction efforts while serving as a trusted advisor to clients throughout the earliest and most critical stages of project development. This individual will lead strategy, drive accurate and competitive pricing, and - most importantly - guide clients in making informed decisions that align scope, budget, and schedule.
This role requires a blend of technical expertise, leadership, and client-facing acumen. You will play a key role in shaping projects before they break ground and influencing long-term client relationships.
Key Responsibilities
Client Advisory & Strategic Guidance
- Act as the primary preconstruction advisor to clients, guiding them through budgeting, design development, and project feasibility
- Translate complex construction concepts into clear, actionable insights for clients and stakeholders
- Lead value engineering efforts and provide strategic recommendations to align scope, cost, and schedule
- Build and maintain long-term client relationships through trust, transparency, and expertise
Preconstruction Leadership
- Lead and oversee all phases of preconstruction from concept through GMP development
- Establish preconstruction strategies for complex, large-scale projects
- Ensure consistency, accuracy, and competitiveness in all estimates and proposals
Cost Planning & Estimating Oversight
- Direct conceptual, schematic, and detailed estimating efforts
- Review and validate cost models, budgets, and pricing strategies
- Identify risks, opportunities, and market conditions impacting project costs
Team Leadership & Development
- Manage, mentor, and grow a team of preconstruction managers, engineers, and estimators
- Foster a high-performance culture focused on accountability, collaboration, and continuous improvement
Requirements
- 10+ years of experience in preconstruction, estimating, or construction management with a General Contractor
- Proven leadership experience managing teams and complex project pursuits
- Strong background in large-scale commercial, healthcare, education, or industrial projects
- Demonstrated ability to advise and guide clients through early project decision-making
- Deep understanding of construction means, methods, pricing, and market conditions
- High level of proficiency with estimating and preconstruction tools (OST, Bluebeam, Procore, BIM/VDC)
- Excellent communication and presentation skills, with a client-facing mindset
- Bachelor’s degree in Construction Management, Engineering, or related field
