With a diverse portfolio of both ground-up and renovation projects ranging from $5 million to $500 million, the company is continuing to grow its preconstruction team.

They are seeking an experienced Preconstruction professional to lead the preconstruction process from early design through GMP development and project turnover. This individual will play a key role in partnering with Owners, Architects, Engineers, and trade partners to deliver accurate budgets, effective procurement strategies, and successful project outcomes.

Responsibilities

• Lead preconstruction services and estimate preparation for assigned projects, ensuring overall estimate completeness, accuracy, and control of the project budget
• Provide collaborative preconstruction services, including input, coordination, problem-solving, and cost guidance to clients and design teams
• Lead the preconstruction process from early design through GMP development and transition to the operations team
• Coordinate the issuance of early release packages to support project schedules and procurement requirements
• Communicate drawing completion expectations and budget requirements to design teams throughout various design milestones
• Review project plans, specifications, and design documents for completeness, constructability, scope gaps, and potential cost-saving opportunities
• Develop conceptual budgets, detailed estimates, cost studies, and value engineering solutions
• Develop and maintain subcontractor and vendor relationships while actively identifying and attracting new trade partners
• Prepare subcontractor and vendor bid lists and ensure appropriate bid coverage across all trade packages
• Support procurement planning and identify long-lead materials and equipment that could impact the overall project schedule
• Coordinate closely with project operations teams to ensure a seamless transition from preconstruction into construction

• 7+ years of experience in preconstruction, estimating, project management, or related construction roles
• Strong Healthcare construction experience is required
• Experience delivering Healthcare projects valued at $50 million or greater
• Experience working on Design-Build and/or CMR project delivery methods
• Prior field or operations experience is highly desirable
• Experience with both ground-up construction and renovation projects
• Additional experience within Government and/or Higher Education construction is highly desirable
• Strong experience developing conceptual budgets and detailed estimates at various stages of design
• Ability to review drawings and specifications for constructability, completeness, scope gaps, and potential risk
• Strong understanding of subcontractor procurement, bid packaging, bid leveling, and trade partner management
• Strong communication, organization, and leadership skills
