Responsibilities

• Lead the full preconstruction process from conceptual budgets through buyout.
• Prepare conceptual, schematic, and detailed estimates across all design phases.
• Perform takeoffs, write scopes, issue bid packages, and qualify pricing.
• Lead and coordinate estimating teams through competitive bid cycles.
• Work directly with owners, architects, consultants, and operations teams.
• Manage subcontractor bid leveling, buyout, and award post-contract.

• Proven experience leading multifamily preconstruction efforts.
• Background in both hard bid and negotiated delivery methods.
• Experience managing and guiding estimating teams.
• Ability to produce conceptual estimates with limited design information.
• Strong understanding of subcontractor scopes and buyout processes.
• Highly organized with strong communication and time management skills.
