Responsibilities

• Lead and support preconstruction and estimating efforts across multiple market sectors
• Prepare and manage quantity take-offs using Bluebeam and OSC
• Lead GC, CM, GMP, and Design-Build bid pursuits and RFP responses
• Run subcontractor procurement, bid leveling, and buyout
• Write scopes of work, level bids, and negotiate subcontracts
• Develop bid packages, ITBs, bid lists, and logistics plans
• Manage value engineering exercises and project risk registers
• Review drawings and specifications for accuracy and completeness
• Qualify subcontractor and consultant proposals
• Manage RFIs through buyout and support transition to operations
• Lead and participate in preconstruction meetings
• Mentor and supervise junior preconstruction staff
• Maintain preconstruction documentation and adhere to internal quality programs

• Bachelor’s degree in Construction Management, Engineering, Architecture, or related field
• 4 to 5+ years of preconstruction experience with a commercial GC
• Experience leading Design-Build preconstruction and bid efforts
• Strong knowledge of building systems, materials, and trade practices
• Proficient with estimating and quantity take-off software
• Understanding of CSI divisions, Uniformat, and work breakdown structures
• Experience managing subcontractor relationships and buyouts
• Ability to manage multiple bids and deadlines concurrently
• Demonstrated leadership and mentoring experience
• Strong communication skills and relationship-driven mindset
