Responsibilities
- Lead preconstruction efforts for large-scale Multifamily and/or Data Center projects.
- Manage projects from early conceptual budgeting through GMP and construction handoff.
- Develop conceptual estimates, detailed budgets, and final GMP estimates.
- Lead subcontractor solicitation, bid leveling, scope reviews, and trade partner selection.
- Work closely with owners, architects, engineers, operations teams, and subcontractors throughout preconstruction.
- Perform constructability reviews and identify potential cost, schedule, and design risks.
- Lead value engineering and cost-control exercises while maintaining project requirements.
- Develop clear scopes of work and bid packages.
- Track design development against established project budgets.
- Lead client budget presentations and communicate cost changes throughout design.
- Coordinate procurement strategies for long-lead materials and critical trades.
- Support project scheduling, logistics, and overall preconstruction planning.
- Assist in mentoring junior members of the estimating and preconstruction team.
Requirements
- 5+ years of commercial construction estimating or preconstruction experience with a General Contractor.
- Multifamily and/or Data Center experience required.
- Strong experience managing projects through conceptual estimating, design development, and GMP.
- Experience managing large and complex construction projects preferred.
- Strong knowledge of subcontractor solicitation, bid leveling, scope development, and procurement.
- Ability to read and interpret construction drawings and specifications across multiple trades.
- Strong understanding of construction means, methods, and project sequencing.
- Bachelor's degree in Construction Management, Engineering, or a related field preferred.
- Strong client-facing communication and presentation skills.
- Ability to independently manage multiple projects and deadlines.
