Responsibilities
- Lead preconstruction and estimating efforts for large commercial construction projects valued at $50M+.
- Manage budget proposals and bids from early planning through final submission.
- Lead small estimating and preconstruction teams, typically around three team members.
- Coordinate purchasing strategies, procurement requirements, and subcontractor selection.
- Perform design-assist and constructability reviews throughout design development.
- Develop scopes of work and support subcontract negotiations.
- Develop preliminary project schedules.
- Serve as the primary preconstruction contact for owners, architects, and engineers.
- Lead client budget presentations and communicate cost, scope, and project strategy.
- Manage subcontractor and vendor relationships.
- Ensure complete and timely delivery of budget packages.
- Support fee strategy and project pursuit planning.
- Train and mentor developing preconstruction professionals.
Requirements
- 5+ years of commercial construction experience.
- 3+ years specifically within preconstruction.
- 2+ years managing large commercial projects valued at $50M+.
- Bachelor's degree in Construction Management or a related engineering discipline.
- Strong conceptual estimating, budgeting, subcontractor evaluation, and scope review experience.
- Experience with On-Screen Takeoff, Excel, subcontractor solicitation platforms, and bid comparison tools.
- Experience with Primavera P6 preferred.
- Strong client-facing and team leadership skills.
