Position Overview

We are seeking an experienced and dynamic Preconstruction Manager to join our team in Tampa, Florida. As a Preconstruction Manager, you will play a critical role in the success of our projects by overseeing the preconstruction phase, including estimating, budgeting, value engineering, subcontractor selection, and overall project planning. Your expertise and leadership will contribute to the seamless execution of projects, ensuring they are delivered on time, within budget, and meet our clients' expectations.

Responsibilities

  • Preconstruction Planning: Collaborate with project teams, clients, and architects to understand project requirements, goals, and constraints. Develop and implement preconstruction strategies and plans to support successful project execution.
  • Estimating and Budgeting: Lead the estimating process by preparing accurate and comprehensive cost estimates for potential projects. Conduct thorough analyses of project documents, including drawings, specifications, and contracts, to determine material quantities, labor requirements, and subcontractor scopes of work. Collaborate with the estimating team to ensure competitive and accurate bids.
  • Value Engineering: Drive value engineering efforts by identifying cost-saving opportunities and proposing alternative materials, construction methods, or design modifications without compromising quality or functionality. Work closely with architects, engineers, and subcontractors to optimize project value.
  • Subcontractor Management: Evaluate and select subcontractors based on their qualifications, experience, and competitive pricing. Establish and maintain strong relationships with subcontractors and negotiate favorable terms and conditions to support project objectives.
  • Risk Management: Identify potential risks and develop mitigation strategies during the preconstruction phase. Collaborate with project teams to ensure that all risks are adequately addressed, and contingency plans are in place.
  • Collaboration and Communication: Foster effective communication and collaboration among project teams, clients, architects, and subcontractors to ensure a clear understanding of project goals, timelines, and deliverables. Facilitate regular meetings and presentations to provide project updates and address any concerns or issues that may arise.
  • Documentation and Reporting: Prepare detailed and accurate preconstruction reports, including cost estimates, value engineering proposals, and subcontractor evaluations. Maintain comprehensive records of all preconstruction activities, including budget revisions, scope changes, and project-specific documentation.

Requirements

  • Bachelor's degree in Construction Management, Engineering, or a related field (preferred).
  • Proven experience as a Preconstruction Manager or in a similar role within the construction industry.
  • In-depth knowledge of construction processes, estimating techniques, value engineering, and subcontractor management.
  • Strong analytical and problem-solving skills, with the ability to evaluate project documents and propose innovative solutions.
  • Excellent communication and interpersonal skills to build relationships and collaborate effectively with stakeholders at all levels.
  • Proficiency in construction software and technology, including estimating software (such as On-Screen Takeoff or ProEst) and project management tools.
  • Strong organizational skills and the ability to manage multiple projects simultaneously.
